How do I register for a class and check space availability?
By fax/mail: The registration form can be found on the Education page of the JCAR website and printed out in a PDF format. Mail or fax the completed registration form to the JCAR office with advance payment. JCAR classes are usually open for registration and it is not necessary to call the office for this information.

On-line: JCAR members can register and pay for classes on the Internet Member Services (IMS) system found on the website under Members Only section. The system will ask for your Log on ID and Password, if you do not know this information call the JCAR office at 303-233-7831.

How do I join the Association?
REALTOR members: The membership application and new member fees for REALTORS are located under the Become a Member section. The application form is available in a PDF format and must be completed and either mailed or faxed to the JCAR office with payment.

Affiliate members
: The Affiliate application and fees are found under the Affiliates section. Affiliate members consist of businesses that are related to the Real Estate Business. Print the form and mail/fax to JCAR with payment.

When is the JCAR marketing meeting held?
Marketing meetings for JCAR REALTOR and Affiliate members are offered each week--every Thursday morning at the Association office,from 8:00am - 9:00am. Additional meetings are available throughout Jefferson County. See a schedule here.

All JCAR REALTORS are welcome to attend weekly meetings and pitch their listings or buyer needs. Affiliates members may also promote their business at the weekly meetings. New Affiliates are welcome to visit one meeting but are asked to join the Association before returning for any future meetings. Affiliates must be a member to hand out information or talk about their business.

What are the requirements for renewing my Real Estate license?

The Colorado Real Estate Commission states the requirement as follows:
To renew an active real estate broker's license 24-hours of continuing education is required.

A broker may opt to pass the Colorado portion of the broker licensing exam or complete the Brokerage Administration course (one time) or Broker Transition course (one time) to fulfill the full 24-hour continuing education requirement.

Effective July 1, 2005 a fingerprint based criminal history check must be completed through the Colorado Bureau of Investigation prior to renewal of an active license. Click here for more information.

Commission Makes Changes to License Renewal Process (4/06)

The Commission has determined that the license renewal process can be made more efficient by apportioning license renewals throughout the entire calendar year.

(a) Calendar year renewal period. Historically, licenses have been renewed for three-year periods commencing on January 1 of year one and expiring on December 31 of year three (e.g. January 1, 2003 through December 31, 2005). This is the “calendar year renewal period”.

(b) Transition renewal period and partial year. The Commission shall renew a license expiring on December 31, 2005 or 2006 or 2007, for a period of time equal to two years plus the number of days until the broker’s initial date of issuance anniversary date (or another date assigned by the Commission), the “anniversary date”. For example, if a license expires on December 31, 2005, and the broker’s initial date of issuance anniversary date is July 15, then the Commission shall issue a license for the period of January 1, 2006 through July 15, 2008. The less than three-year renewal period (e.g. January 1, 2006 though July 15, 2008) is called the “transition renewal period”. The less than one-year period from January 1 until the initial date of issue anniversary date (e.g. January 1, 2008 through July 15, 2008) is called a “partial year”.

(c) Anniversary date renewal period. After the transition renewal period, all subsequent license renewals shall be for a full three-year period called the “anniversary date renewal period”. This period shall commence on the broker’s initial date of issuance anniversary date (e.g. July 15, 2008) and expire three years later on the broker’s initial date of issuance anniversary date (e.g. July 15, 2011).

(d) Anniversary year. During the anniversary date renewal period, the one-year period of time between the broker’s initial date of issuance anniversary date and the next anniversary date is an “anniversary year”. There are three anniversary years in each anniversary date renewal period.

(3) License expiring on December 31, 2006. Broker shall be required to complete the 3-hour Annual Commission Update courses for 2004 and 2005 and the 4-hour Annual Commission Update course for 2006. In addition, the broker shall complete 14 additional hours of elective continuing education during the three-year calendar year renewal period from January 1, 2004 through December 31, 2006.

(4) License expiring on December 31, 2007. Broker shall be required to complete the 3-hour Annual Commission Update course for 2005 and the 4-hour Annual Commission Update courses for 2006 and 2007. In addition, the broker shall complete 13 additional hours of elective continuing education during the three-year calendar year renewal period from January 1, 2005 through December 31, 2007.

(5) Transitional renewal period. Broker shall be required to complete one 4-hour Annual Commission Update course during the first calendar year (e.g. 2006) and one 4-hour Annual Commission Update course during the second calendar year (e.g. 2007). Broker shall not be required to complete an Annual Commission Update course during the partial year (e.g. January 1, 2008 through July 15, 2008). In addition to these two 4-hour annual commission update courses, the broker shall complete 16 additional hours of elective continuing education during the transitional renewal period (e.g. January 1, 2006 through July 15, 2008). Note: the annual commission update course may be completed for elective continuing education during the partial year (e.g. 2008).

(6) Anniversary date renewal period. Thereafter, broker shall be required to complete the Annual Commission Update course each and every anniversary year prior to renewal. The Annual Commission Update courses must be completed during each anniversary year (e.g. July 15, 2008 through July 15, 2009), not calendar years, and additional continuing education must be completed during the anniversary date renewal period (e.g. July 15, 2008 through July 15, 2011). Broker shall complete a total of 24 hours of Annual Commission Update courses and elective continuing education during the 3-year anniversary date renewal period.

(b) Completing the Commission-approved 24-hour "Broker Transition" course. (This option is permitted once to each licensee in lieu of the requirements of rule B-2 (a)).

(c) Completing the Commission-approved 24-hour "Brokerage Administration" course. (This option is permitted once to each licensee in lieu of the requirements of rule B-2 (a)).

(d) By passing the Colorado portion (state part) of the licensing exam.

How can I find directions to your office?
The JCAR offices are located at 950 Wadsworth Blvd. in Lakewood, Colorado: Click here for a Mapquest map of our location.

From either I-25 south or north: take 6th Avenue West to Wadsworth Blvd. Exit going north. We are located on the Southeast corner of 10th Avenue and Wadsworth Blvd.

From C470: take 470 North Bound, stay in the far right lane, this turns into I70 East Bound, and take I70 East (about ½ mile) to 6th Ave East, from 6th Ave exit on Wadsworth going north. JCAR is on the Southeast corner of 10th and Wadsworth. (Right-hand side).

Parking for events is located in the event parking lot across the street (North side of 10th Ave.), next to the white building.

What are JCAR's office hours?
JCAR Office hours are 8:00am - 5:00pm, Monday thru Friday. The office is closed for a staff meeting every Wednesday from 8am-10am. The office is closed on New Year's Day, Presidents' Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, Friday after Thanksgiving, and Christmas Day. From time to time, the office may close early or be closed all day if special circumstances require.

How can I buy a REALTOR membership roster/labels?

How do I pay my Association dues on-line?
To pay your dues on-line, click on the Members Only button and log into the IMS system. Your log on ID number is your NRDS number and if you haven't changed your password it's JCAR. Once logged in click on "Accounts Receivable" and locate the dues payment invoice, click on the pay now button and follow the instructions. While the IMS system is not secure, when making your payment, you will be linked to a secure site to process the payment.

How can I look up my history of classes that I've taken at JCAR?
Click on the Members Only button and log into the IMS system. Your log on ID number is your NRDS number and if you haven't changed your password it's JCAR. Click on "My Education Information" and then click on "Classes You Have Taken".

What is the requirement for taking the Ethics Update class?
All REALTOR members are required to complete an Ethics Update course once every 4 year cycle. The current 4 year cycle runs from Jan. 1, 2005 thru Dec. 31, 2008. Classes taken outside of this time frame will not apply toward the requirement.
Members not completing the course during this time frame will be suspended.

How can I change my home address and/or office address?
Home: To change your home address click on the Members Only button and log into the IMS system. Click on "Personal Information" and type your new home address into the home section. This will update your information with the JCAR office automatically.

Office: Members are unable to change their office information
using the on-line system. Please fax (303-233-7898) or e-mail changes. Please state both your old and new information.

What do I do to get signed up to sell HUD homes?
It's easy to qualify to sell HUD Homes. First, you have to sign HUD's Selling Broker Certification forms. You can do this by following the Broker Registration link on the Management and Marketing Contractors page for your state. You will need to submit the following forms: SAMS 1111 Broker application and the SAMS 1111A Selling Broker Certification. Once this is completed, you can show, advertise, and submit offers on HUD Homes. Upon closing of a sale, HUD pays the broker a commission of up to five (5) percent of the selling price if this was a condition of the offer. What is my NRDS number and where do I find it?
Your NRDS number is your Nation REALTOR Database number and you can find it on membership correspondence from NAR, CAR and JCAR. This would include your NAR REALTOR magazine address label and your JCAR Journal address label. You should have also received a membership card from NAR that has this number on it as well. This number is a 9 digit number and for JCAR members typically begins with 22550_____.

Computer viruses can impair and seriously damage your computer. Viruses are often distributed via attachments in e-mail spam. Never open an attachment from someone you don't know, and, if you receive a strange or impersonal-sounding message from a familiar address, check with that person to make sure that they really sent it.
